Reports to Project Manager/Sr. Project Manager
This is a full-time position that requires availability to respond to after-hours emergencies as they arise.
Job Summary
Maintains cleanliness, safety and functionality of assigned commercial properties. Performs routine maintenance, addresses tenant requests, and conducts inspections of roofs, vacant suites, and common areas. Delivers exceptional customer service addressing tenant requests, coordinating with contractors, and ensuring building systems operate efficiently in accordance with lease requirements and safety standards.
Key Responsibilities
• Performs routine building, grounds, and equipment maintenance.
• Manages work orders using Prism system.
• Investigates and resolves tenant complaints.
• Conducts preventive maintenance: filters, motors, lighting, belts, pulleys.
• Assists with operation and repair of property systems.
• Coordinates vendor maintenance and service schedules.
• Maintains records of HVAC, plumbing, and other maintenance work.
• Performs regular property inspections including roof checks and debris removal, reporting deficiencies to the property team.
• Assists with contractor oversight and tenant improvement projects.
• Follows and enforces OSHA safety protocols, including Lock-Out/Tag-Out procedures.
• Supports tenant relations with timely and professional responses.
• Participates in staff and safety meetings
• Accesses and manages fob/access control systems.
Skills & Qualifications
• Strong communication, organizational, problem solving and multitasking skills.
• Customer service orientation and ability to prioritize tasks.
• Basic computer knowledge (Windows, Outlook, Word, Excel).
• Ability to read and interpret maintenance manuals and safety documentation.
• Experience with BMS, work order, access systems a plus.
• Mathematical ability for routine calculations.
• High school diploma or GED; 2+ years of related experience or training.
• Knowledge of safety procedures; detail-oriented and dependable.
• Positive attitude, dependable, strong work ethic.
Physical Demands
Must be able to frequently lift/move up to 25 lbs and occasionally up to 50 lbs. Requires
standing, climbing, balancing, stooping, kneeling, crawling, hearing, and smelling.
Transportation
Requires a personal vehicle and valid Driver’s License for work across multiple properties.
