Company Description: TMT Development is a top 5 real estate development company based in Portland, Oregon that focuses on service, community, and sustainability. TMT manages a 9 million square foot northwest real estate portfolio comprised of residential, industrial, retail and office properties.
Job Summary: The Senior Property Manager is responsible for managing the operations and finances of the assigned property(ies) and achieving the goals set by the Executive Team.
Primary Roles and Responsibilities:
 Tenant Relations - Ensure the highest possible tenant satisfaction through excellent customer service, effective communication (email, phone, and in person), professional presentation, and resolution of their concerns in a timely manner.
 Document Review - Review lease documents, contracts etc. in order to administer compliance with Lease Agreements and contracts.
 Property Maintenance - Maintain the property to the standards defined by the Exec Team through managing services performed by maintenance staff or contractors/vendors. This includes assigning work, inspecting completed work, managing contracts, performing property inspections, and generating new projects aimed at improving the property or operations.
 Financial Performance - Seek to achieve the financial goals specified by the Exec Team, including but not limited to maximizing NOI, creating quarterly financial narratives, maintaining or growing asset value, managing revenue and expenses, or hitting certain cash flow targets. Related activities include reviewing P&L statements, negotiating leases/renewals, initiating and managing evictions, operating expense and capital forecasting/budgeting and preparation of annual CAM reconciliations.
 Management of Employees – Supervise an Assistant Property Manager, and possibly other maintenance staff. This includes delegation of tasks, training, coaching, evaluating performance, etc.
Secondary Responsibilities
 Project Management - Support the Property Managers in the execution of tenant improvement, capital, or other projects. Assist with the development of scopes of work, solicit proposals, draft contracts, coordinate with architects/engineers, interface with tenants, and generally help in managing complex projects from start to finish.
 Emergency Response - Coordination of the response to emergency situations on the property, including nights and weekends, as necessary. This includes interfacing with emergency responsive services, tenant emergency contacts, and disaster recovery services/vendors.
 Public Liaison - function as the primary contact for a property when interacting with the public and public agencies. Duties include responding to vacancy/other inquiries, coordinating with police/fire/other public agency representatives and inspectors.
 Executive Support - Assist and support the Executive Team as necessary, including but not limited to providing VIP tours, drafting legal documents, and performing other specific tasks related to the property.
Qualifications/Skills/Knowledge/Experience:
 Bachelor’s degree required, experience in lieu of degree considered
 Minimum 5 years’ experience in Commercial Property Management
 Oregon Real Estate Broker’s License preferred, or desire to pursue licensing
 Excellent customer service skills
 Ability to work under tight deadlines
 Acute attention to detail
 Ability to track action items and follow through to completion
 Experience with and knowledge of how to use computers, specifically Windows, Internet Explorer, and Microsoft Office
 Experience with Yardi preferred
 Possess valid Oregon Driver’s License & own a vehicle that can be used for visiting properties
 Strong written, verbal, and interpersonal communication skills
 Exhibit excellent customer service skills, including conflict mediation
 Participate and contribute as a member of a team

Physical Demands
 Ability to walk safely on flat or uneven surfaces for distances of one mile or more
 Must be able to navigate stairs unassisted
 Stoop, bend, duck, crawl, and squat as necessary
 Must be able to exert up to 20 lbs of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly
 Navigate and safely climb a ladder
 Must be able to sit uninterrupted for at least 1 hour while using computers, analyzing and writing reports and processing applications.
 Speak clearly so listeners can understand.
 Demonstrate and follow recommended job-related/ industry-specific ergonomic guidelines.
